The site is .25 of an acre, it has access onto the paved roadway within this gated private community. It benefits from the privacy afforded by the onsite mature trees and shrubbery and is not overlooked.

New House Description.

This new house was designed by Fergus Flanagan Architects whose brief was to design a spacious 4 bed open plan modern single story home. The building had to be sympathetic to its surroundings and the existing houses and maintain an unobtrusive presence and preserve privacy for all concerned.

As privacy was a high priority for both the new occupiers and the existing residence, the house had to blend right into the landscape along with the existing trees and shrubbery. This has been achieved with the clever use of the stone clad boundary wall also doubling as the exterior wall of the north aspect of the new house. The resulting effect will be that when viewed from the existing Glebewood House the new house will be hidden and out of view and give the appearance of a high walled secret garden appearance with no features giving away the face that a new modern house is sited on the other side.

The new house had to have the following accommodation, home office, utility room, pantry, a modern open plan kitchen, dining room and living space combined, spacious separate lounge, 4 good sized bedrooms, master on suite bathroom and walk in changing room.  All bedrooms having access to the patio area which has an outdoor living space. This space utilises the southerly aspect of the site. The house complies with the highest standards of insulation and benefits from a heat recovery and ventilation system as designed.
